This job was for a new client who owns a rental property
in Citrus Heights CA and just had the old tenant move out.
They were living there for about 8 years and never
had the tile and grout professionally cleaned.

The grout was in very bad condition but I was able to get
most of it restored and at least fresh and clean.
There are some stained and discolored areas,
but that is to be expected after years and years of neglect.

Removing Floor Coating / Wax & Cleaning Tile

At this job in Citrus Heights I was called out after the homeowner
cleaned a small section of her tile floors
and realized they really needed to be professionally cleaned.
There was a floor coating or wax-type product used
on the floors and those types of coatings can be very difficult to remove.

Floor coatings or wax-type products should not be used
on tile floors with grout lines.
Over time the floor coating will trap the dirt and become very dark
in the main traffic areas and will become very noticeable.

I was able to scrub the coating off and then rinse the tile floors
with truck-mounted equipment to fully remove the coating or wax.
Unfortunately, the grout was permanently damaged in some areas
and the only solution at that point is to color seal the grout lines or regrout.

Scrubbing & Deep Cleaning Tile & Grout In Citrus Heights

I was called out to this job to clean all the tile and grout
downstairs because the grout lines really needed a deep cleaning.
The tile also had a textured feel to it so I needed to scrub the floors
with a 175-floor buffer after treating the floors
in order to release all the embedded dirt and bacteria before rinsing.

After all the tile and grout were scrubbed
I used professional truck-mounted equipment to fully rinse and extract
all the dirt and bacteria from
both the tile and grout lines to finish the cleaning.
The last step was to set up air movers to fully dry the floors
and then apply a solvent-based sealer to protect the grout lines
and make maintenance cleaning easier in between professional cleanings.

Keeping textured of pitted tile clean can
be extremely difficult to do.
When porcelain or ceramic tile is pitted
or textured, dirt and bacteria get trapped
in those pits and will start to look darker.
This will make the tile in the traffic areas
start to look like it has black spots
while the rest of the tile looks clean.
